Re-Tubing & Refractory Boiler Maintenance

Re-tubing

Most boilers can be retubed. Woodley Griggs Mechanical uses the proper methods to seal the tubes to the tubes sheets and ensure long life of tubes. We keep a stocked warehouse of the most common tube lengths and diameters. We can also offer replacement of the tube sheet, if necessary/possible.

Refractory

As refractories are heat-resistant surfaces or linings inside a boiler, protecting critical areas inside the boiler such as the rear door, they should be periodically inspected to ensure their functionality. This includes new boilers upon arrival, to confirm no damage has occurred during shipping. z

In these regards, Woodley Griggs typically will:

  • Perform a visual inspection looking for larger cracks (hairline cracks are normal) and any damaged portions.
  • A high-temperature bonding wash-coat, air-dry mortar is applied.
  • A high-temperature bond cement is applied to joints and cracks.
  • Worn or fallen bricks are replaced.

Boiler Repair – Common Issues

Fewer moving parts means fewer repairs – another great aspect of the efficiency of boiler systems. From time to time however, here’s what we find: Occasional and observable water leaks can occur around the boiler tank. We will identify the cause and best remedy for the issue.

Sometimes pressure will spike inside the boiler and needs immediate attention. This can be caused by sediment along the bottom of the tank, damage of the expansion tank or overheated water. A rumbling sound is frequently observed and indicative of pressure spikes.

Lack of heat output usually stems from the malfunction of the source of heat. Gas boilers can be affected by faults in the burner or pilot light/electric ignitor. Electric boilers may have broken heating elements.

When is the Right Time to Replace?

Here are some signs to consult with your Woodley Griggs professional:

  • Heating bills trend upwards
  • Repairs are becoming more frequent
  • Corrosion showing on the water tank
  • Leakage frequency

The best time for our professionals to consult on your systems is during the summer. Woodley Griggs can then easily open the boiler, inspect, clean and provide recommendations. If replacement is required, we will size and have a new system designed for you. We then can effect a seamless removal of the old boiler and installation of the new to your existing pipes and power source.

Do Not Neglect a Boiler System
Neglect is easy because automatic operation and infrequent maintenance requirements make boiler systems easily forgotten – until they aren’t working. But that “Someday” can be put off for a long time with very little effort. Woodley Griggs specializes in low-cost regular preventative maintenance programs. But before you call, there are many things you can check/perform yourself if you wish, such as:

  • Boiler water pressure should be checked regularly
  • Check Inlet/outlet valves to the boiler for leaks
  • Bleed or clear any radiators every year
  • Double check that the thermostat is set to the “ON” position and to the right temperature
  • Check, clean or replace filter for dirt as needed, if applicable
  • Check circuit breakers or fuses
  • Check for blockages of outdoor vent pipes
  • Check for proper water level.
  • If you still have issues, give us a call. If you need urgent service we are available 24 hours a day, 7 days a week.
